The large and well-designed 2-room apartment with its own kitchen, toilet room and bathroom with hallway is located on the 4th floor (without elevator) of an apartment building on Mainzer Landstrasse near the Skyline Plaza shopping center. It is located in the city center near Mainzer Landstrasse within walking distance of the main train station and the trade fair. The exposure in the building is towards the quiet inner courtyard area.
The apartment can also be used as a shared flat and can be furnished for 2-4 residents.
The bathroom has a small toilet room separated by a door, the daylight bathroom has a shower and washbasin with washbasin cabinet. The fully equipped kitchen has an oven, a stove with 4 hotplates, refrigerator with freezer compartment, several kitchen cabinets as well as another worktop on a kitchen buffet cabinet and seating for 3-4 people at the cozy dining/work table.
The apartment has 2 very large rooms. Room 1 is 32m2 in size. It is separated from the hallway by a light-opaque glass wall and is accessible from the hallway. The room contains a queen-size double bed (140*200cm), a large sofa bed, closet and buffet cupboard.
Room 2 is 30m2 in size and is currently used as a living room with another large sofa bed and a huge TV buffet. It is possible to set up work tables and another bed without any problems.
The apartment has its own electricity meter and the tenant concludes his own electricity contract with an electricity supplier for this apartment.
The service charges of €250/month include the usual items with property tax, water, drainage, street cleaning, waste disposal, general electricity with lighting, building cleaning and vermin control on the common areas, chimney cleaning, building and liability insurance, costs for janitor, costs for satellite connection, fire extinguisher and fire alarm maintenance, rain gutter cleaning and WLan supply with up to 250 MBit/s.
The furnishing costs amount to €200/month.
The heating consumption is measured with heat cost allocators. The advance payment for heating costs, maintenance costs for the heating system and the heating cost meter is €150/month.

There is a laundry room in the basement with washing machines and dryers, which can be booked via an app and paid for for a small fee.
Broadcasting fees are paid by the tenant directly to the broadcasting fee service center.
Deposit € 3,500, the deposit can be paid in 3 parts, company deposit or deposit insurance are accepted.
A final cleaning fee of €167 is payable on moving out.
The apartment is rented to one tenant as the main tenant; if several tenants wish to move in, they must conclude a subtenancy agreement with the main tenant. There is a statutory notice period (of 3 months).
